Terms of Service
1. Who we are
Monsey Classified is operated from Monsey, New York. In these terms, “we,” “us,” and “Monsey Classified” mean the operator of this service. Your agreement is with us.
2. What this service is
Monsey Classified collects apartment rental information published in local classified papers and republishes it as factual detail: the area, the number of bedrooms, the price if one is given, the phone number in the ad, and the date we first saw it. Subscribers can also receive a text message when a new listing matches what they asked for.
3. What this service is not
We are not a real estate broker, agent, or landlord. We do not show apartments, hold deposits, negotiate, or take part in any rental transaction. We publish information. When you call a number you found here, you are dealing directly with that person, and we are not part of that arrangement in any way.
4. We do not guarantee the listings
Listing information comes from papers we did not write and cannot verify. An apartment may already be rented. A price may be wrong. A phone number may be a typo in the original ad. We report what was published, and we make no promise that any listing is accurate, current, still available, or real. You are responsible for checking anything you rely on.
5. Payments
- Instant text alerts cost $5, charged one time.
- This is not a subscription. It does not renew, and you are never charged again.
- Posting an apartment is free. You may instead pay $30, one time, to have a listing published immediately and sent to our alert subscribers.
- Payment is handled by Stripe. We never see or store your full card number.
- You can stop the texts at any time. See Refunds & Cancellation.
- Browsing listings on the website is free and requires no payment. A free account also receives a daily email of new listings at no charge.
6. Text messages
By subscribing you agree to receive automated text messages from us at the number you gave us. Message and data rates may apply. Message frequency varies — we text you only when a listing matches, so some days there will be none.
Reply STOP at any time to stop all messages. Reply HELP for help. Stopping the messages does not close your account — you can still browse the site and receive the free daily email. Because the text alerts are what the $5 paid for, we do not refund it once messages have been sent, except as set out in Refunds & Cancellation.
7. Ads posted directly on our website
You may post a rental ad on our site free of charge. By posting, you confirm the apartment is real, that you have the right to advertise it, and that the details are accurate. We review every ad before it appears and we may decline or remove any ad, for any reason, without explanation.
8. Acceptable use
You may not scrape, copy, resell, or redistribute the information on this site in bulk, or use it to build a competing service. You may not use phone numbers found here to send marketing of any kind.
9. Cancellation by us
We may suspend or close your account if you misuse the service, or if we stop operating. If we do that for a reason that isn't your fault, we will refund anything you paid us in the previous 30 days.
10. Limitation of liability
To the maximum extent the law allows, our total liability to you for any claim is limited to the amount you paid us in the twelve months before the claim. We are not liable for an apartment you missed, a listing that was wrong, a text that didn't arrive, or anything that happens between you and a landlord or broker.
11. Changes
We may update these terms. If a change materially affects you, we'll tell you before it takes effect. If you keep using the service afterwards, that's your acceptance.
12. Governing law
These terms are governed by the laws of the State of New York.
